Section 21 has gone. The paperwork matters more than ever.

The Renters' Rights Act abolished Section 21 "no-fault" evictions on 1 May 2026. Every possession claim now needs valid grounds under Section 8 - rent arrears, sale, moving in, anti-social behaviour and more - each with its own notice periods and evidence requirements. We work with the current rules every day, so your claim is right first time.
